GCAM of Amelia is a community association management company that provides a wide range of services that can be tailored to fit the needs of your community.

We offer accounting services including monthly, quarterly or annual financial statements, banking, year end tax reporting, annual budgeting as well as collection and posting of your association's dues.

We also offer administrative services including records and document management, the scheduling, posting, and moderation of board and annual meetings complete with the recording of meeting minutes.

We also perform property inspections at whatever frequency necessary to ensure compliance with your association's governing documents including the issuance of covenant violations, when required.



President, CFO, LCAM

Joanne is the sole owner of GCAM of Amelia, Inc. and serves a dual role as a licensed community association manager (LCAM) as well as president and chief financial officer. She is responsible for all accounting functions as well as active CAM Management. A twenty-year resident of Fernandina Beach, JoAnne attended the University of Nevada with emphasis on management and accounting studies. JoAnne has been active with the Galphin team since 2007.



Jackie has been a licensed community association manager for several years.  Before coming to GCAM, she was a dedicated CAM for a prestigious 400 home community here on Amelia Island working solely for their HOA.  Jackie comes with a background of marina general management for over 16 years and mortgage banking for over 15 years in Jacksonville.  Her goal in managing many communities is to contribute in keeping the spirit and beauty of the community alive and strong.  From her experience, she has found that no matter where she might be in her life, "Excellence is doing ordinary things extraordinarily well."



Jim is a licensed community association manager and is directly responsible for the day to day association management activities. A twenty year resident of Fernandina Beach, Jim has been in the property management field since 1975. He is experienced in managing all types of investment and residential real estate and has been on the Galphin staff since 2008. Jim holds a Bachelor of Business Administration in Finance from the University of Notre Dame.



Allison has been with GCAM since January 2019.  She oversees all of our accounting services, including community association financial packages, payables, receivables as well as state and federal regulatory financial requirements. She earned her Master's in Accounting from North Carolina State University.   Allison and her family moved to Amelia Island in 2015 after a 40-year residency in North Carolina.  She stays on the go keeping up with her two children.   In her spare time, she enjoys volunteering for Amelia Island Sea Turtle Watch.


Administrative Assistant

Anna relocated to Amelia Island May of 2022 from Kansas and is our most recent addition to the GCAM team.  Anna's work experience includes a secretarial role with a construction company, managing an architectural design company and a retail management position.  She has raised six children and has two grandchildren.  At GCAM, Anna is an administrative assistant supporting our LCAMs.  Please help us give a warm island welcome to Anna.
